EL104: Module 4 - Pre & Post Purchase Homeownership
This module has two sub modules. Module 4.1 explains how to evaluate a client’s readiness to purchase through a discussion of income, credit, savings and homeowner responsibility. We discuss the home selection process and the team of professionals needed to complete the process. Counselors learn how to help consumers obtain financing, understand mortgage regulations and lender disclosures. We explain common abusive lending practices and scams, as well as common insurance features and policy additions. Module 4.2 covers post purchase information and consequences of missing mortgage payments, not paying taxes or insurance and compliance requirements and regulations of homeowners associations. We discuss maintenance plans and home systems’ life cycle, emergency preparedness plans, energy efficient strategies, and we cover the process of selling a home.
